188 Keefer Place (Espana 2) Market Update

188 Keefer Place in Crosstown Vancouver was the first to complete of the 3 Buildings in the Espana Project by Henderson Developments. This building has had a great start with sales numbers this year so far. The much anticipated tower was quickly focussed on by the buying public once completing construction, as the demand for new product in the area is extremely high. The largest demand in this building is for one bedroom units as they are scars in this up and coming neighbourhood. Unfortunately for anyone looking for one they are VERY had to come by. The current 2009 stats for the building are listed below.

I have also added links to the 2009 Sales & Current Listings. I find the sales information interesting as you can view the differences between List price & actual Sale prices, compare price per square feet & view the interior of the units to get a good idea about what the building has to offer.

As you can see from the numbers here, 2 bedroom units have been very active in the building with a HUGE lack of movement on the 1 Bedroom units. Back in the first quarter of the year when this building was still assigning units before completion, I had a very interested client wanting to purchase here. At that point every 1 bedroom assignment in this building & in 689 Abbott St (Espana 1) were selling in multiple offers & over asking. 

This is a common problem in Crosstown as there is huge demand for entry level buyers & First Time Home Buyers wanting to get into this up and coming area early before the prices get pushed up comparable to the rest of the Downtown core.
